The colors. The white in the foyer and family room too bland , the green in the dining room and the ocean blue in the kitchen too bold , the blue-grey in the basement too dark , and one bright red wall in our older son's bedroom too bright were all the wrong choices to entice buyers. We ended up having to paint nearly every room in the house a neutral color.
We knew the real-estate mantra that having the house tidy and organized, with only the minimum amount of furniture in each room, makes the space appear larger and more enticing. So we knew we'd have to clear out plenty of clutter. We didn't expect to have to take out almost everything. Three bookshelves in my office, one apiece in three bedrooms, and one in the basement all had to go.
That meant packing up and carrying about books to the garage. We also had to remove sofas, chairs, dressers, cabinets, lamps, televisions, a desk, kitchenware, and one-third of the clothes in our closets. Our garage is now filled to the limit with furniture and full boxes.
Be prepared to park your car outside. We've lived in this home for more than a decade, so the walls are covered in plenty of family pictures. Our stager wasn't impressed. She told us that almost every picture had to go. To show the house, the walls had to be almost bare, with the exception of a strategically placed mirror or two and a couple of small scenic pictures in nice frames.
This removes personality, allowing potential buyers to see the house as theirs, not yours. Once you start removing the clutter, you'll find all kind of unpleasant surprises. Once we removed those dressers, we found myriad nail holes, gouges, and cracks that were easily visible in the naked walls. They required filling the holes and fixing the damaged spots, then sanding the walls smooth, and then vacuuming up all the dust.
It proved to be a time-consuming project that we hadn't planned to undertake. On the plus side, the new homeowners are going to have perfect walls. You may tell yourself that anything you got in a room in one piece will come back out in one piece. But as anyone who has ever moved can attest, getting a large item, mainly a sofa, through tight doorways can be like trying to solve a puzzle that weighs several hundred pounds. Our absurdly heavy sofa with a hideaway bed refused to come out of a room.
Exterior defects can make a poor first impression on buyers.
Make it sparkle. Cleanliness implies a home has been well taken care of, so deep cleaning can win points with buyers. Buyers scrutinize homes, especially kitchens and bathrooms. Recaulk and repaint to give these grime-prone rooms a fresh and clean look. Clean rugs and carpets to eliminate unsightly stains or dinginess and eliminate odors. Tidy each room, including cabinets, closets and the garage, before showing. And if it seems daunting to do all that cleaning yourself, consider hiring a professional cleaning company to take care of all of it for you.
Start packing. Cramped and cluttered rooms turn buyers off and make your house look smaller. A home packed with your personal belongings also makes it difficult for others to envision living there. Start by storing away excess furniture, toys and personal decorations, such as family photos. Decluttering your house also gives you a head start on your move. Paint wisely. A well-done, no-frills paint job is all you need. Put a fresh coat of paint on white or beige walls, and repaint walls that have eccentric or unconventional colors.
Nature- and spa-inspired neutral colors, such as taupe and subtle gray, are the best choices. And a fresh paint job on outdated or worn cabinetry goes a long way, too. Fix the small stuff.
Repair or replace broken or outdated hardware throughout your home. You can install new door handles, faucets, towel bars and curtain rods — fixtures that are readily visible to homebuyers — rather inexpensively. New hardware in the bathroom, kitchen and on windows and doors also improves the functionality and safety of these components.

Update lighting. Install new bulbs with the appropriate lighting for specific areas of your home. For example, ambient, low-key lighting fills a room, whereas directional or task lighting works better in areas like a reading nook. Frame windows. Ensure you have the right window treatments, which enhance natural brightness and boost the appearance of a home. Adjust window treatments appropriately when showing your home in the mornings, afternoon and evenings. Set the table. Fresh, decorative flowers in the kitchen or on the dining room table are always a nice touch.
After all, this will not be your home for much longer so might as well, get used to the though. These are some great points, but I must say I am not sure I agree with the point about the kitchen. My wife and I had our house on the market for 8 months in Initially our agent came in and gave us what we thought was an amazing valuation. We were really excited as it meant that we could afford to look for exactly what we wanted in our new home in the countryside.
However, despite numerous price drops, and after months of viewings we were not getting any bites and the number of people viewing thinned out to nothing. Clearly some were more professional than others, but we settled on one so that we could sell and move on with our lives.

Funnily enough, the price they offered and stuck to! The major differences to selling via an agent being the sale completed in under 28 days and we were kept up to date by a lovely lady called Sarah the whole way along without having to chase anyone for updates.
